The percentage is only part of a management proposal. The more useful question is: what work will someone actually take off your plate?

X7 Stays offers management at 15% or 20%, depending on the agreed scope. Both options are designed around owners who want help running a short-term rental. The main difference is who coordinates cleaning and landscaping.

The 15% plan: messaging and pricing support

This option covers guest messaging and pricing within the agreed management scope. The owner remains responsible for arranging cleaning and landscaping. It can suit an owner who already has dependable local vendors and wants to keep those relationships in their own hands.

Before starting, we agree how turnover readiness will be communicated, who handles urgent property issues and which decisions need owner approval. A lower fee works only when the remaining responsibilities are clear.

The 20% plan: add vendor coordination

The 20% option adds cleaner and landscaping coordination to messaging and pricing. X7 Stays coordinates the work, while the owner pays the vendors’ bills. Cleaning, landscaping, repairs and supplies are not paid out of the management percentage.

For a remote property, dependable local coverage still matters. We confirm the property’s needs, vendor availability and escalation process before agreeing to take it on. Coordination is a defined service, not a promise that every property expense disappears.

How the percentage is calculated

The fee applies to accommodation revenue after booking discounts. It does not apply to cleaning charges, taxes, security deposits or reimbursements.

For example, if the accommodation portion starts at $600 and a discount reduces it to $500, the management fee is $75 at 15% or $100 at 20%. Separate cleaning charges and taxes are excluded from that calculation. The written agreement should also make refund and cancellation treatment clear.

Questions worth asking any property manager

  • Who answers guest questions, and how are urgent issues handled?

  • Who reviews rates and booking restrictions?

  • Who schedules cleaners and confirms the home is ready?

  • Who approves repairs and pays each vendor?

  • What reporting will the owner receive?

  • Are photography, setup or improvement projects priced separately?

  • How are owner stays, refunds and cancellations handled?

These answers make two proposals easier to compare than their headline percentages alone. Put the responsibilities in writing before signing.

Management should fit the owner as well as the home

Some owners enjoy the property side of hosting but want relief from messages and rate decisions. Others need someone to coordinate the day-to-day work because they live elsewhere or have another business to run.

Neither plan should be chosen simply because it sounds more complete. Review what you already handle well, what keeps getting missed and where you want your time back.
