Book the entire duplex and enjoy time together with space to spread out. Your reservation includes both Cozy Cottage upstairs and Cozy Cove downstairs, each with its own entrance, kitchen and living area. SLEEPING ARRANGEMENTS Cozy Cottage upstairs: one bedroom with a queen bed, plus a couch with an approximately twin-size pull-out extension. Cozy Cove downstairs: one bedroom with a queen bed, plus a convertible couch. The combined listing accommodates up to six guests using both queen beds and the couch sleeping options. The couches are separate from the two bedrooms. THREE FULL BATHROOMS Cottage has two full bathrooms; Cove has one. EVERYDAY COMFORTS Both units offer a kitchen, living area, Wi-Fi, TV and washer. Cove also has a dishwasher, dryer and dedicated workspace. TWO ENTRANCES Cottage is reached through the main front entrance. Cove's entrance is on the lower left side of the home, accessed from the shared side driveway. PETS Pets are welcome in Cozy Cove downstairs only. Cozy Cottage upstairs remains pet-free, including when both units are booked together. Your reservation includes both private units: Cozy Cottage upstairs and Cozy Cove downstairs, each with its own entrance, kitchen and living area. Enter Cottage through the main front door. Enter Cove on the lower left side of the home, accessed from the shared side driveway. Pets may access Cozy Cove downstairs only and must not enter Cottage upstairs. Please keep the shared driveway and all entrances clear. X7 Stays is available through your booking conversation for questions, arrival help and maintenance concerns. Please message us promptly if anything needs attention. Early check-in, late checkout and special requests require confirmation from our team. The location is convenient for visits to downtown Georgetown, the Kentucky Horse Park, Toyota and Lexington. Plan your route for the activities you have in mind. Use your preferred navigation app to plan trips around Georgetown and to the Kentucky Horse Park, Toyota or Lexington. Parking options at the property include the street-side area in front of Cottage, set back from the roadway, and the shared side driveway or street parking near the Cozy Cove sign. Keep access clear; larger vehicles may find street parking easier. Check-in is after 4:00 PM. Checkout is by 10:00 AM. Early check-in and late checkout require advance approval and are not guaranteed. Pets must remain in Cozy Cove downstairs. Do not bring pets into Cozy Cottage upstairs. Keep pets off beds and furniture, and crate them downstairs if left alone. Excessive pet hair or damage may result in additional cleaning or repair fees. The main thermostat is upstairs in Cottage and serves the building. Cove also has a bedroom window AC unit. Please coordinate temperature preferences within your group. Cottage parking is street-side directly in front of the home, set back from the road. Cove guests may use the shared side driveway or street parking near the Cozy Cove sign. Larger vehicles should use street parking. Keep the shared driveway and access clear. Starter supplies include basics such as toilet paper, laundry soap, soap and shampoo. These are a starter supply, not an unlimited supply for the full stay. No smoking or vaping anywhere on the property. No parties or events. Quiet hours are 10:00 PM to 8:00 AM. Children and infants are welcome with supervision.
